How do I check if a factory address is real?
Short Answer: Two Free Tools, Two Minutes
Take the address from the business licence and search it on Baidu Maps (best for China) or Google Maps. A real factory sits in an industrial park. A residential apartment, virtual office or commercial tower is a stop sign. Confirm the registered city matches the claimed production city, and have your agent visit in person for larger orders.
Why an Address Check Catches What a Licence Cannot
The national enterprise registry will confirm that an entity exists, that it is active and that its registered address is a string of Chinese characters. It will not tell you whether the address is an industrial park, an apartment or a serviced office. That is exactly the information that decides whether you are talking to a manufacturer or to someone with a mailbox.
Two free tools, two minutes, decisive in most cases. Baidu Maps is the most accurate for Chinese addresses because it carries full Chinese street coverage and street view imagery. Google Maps is acceptable for non-Chinese-language searches and for international suppliers.
The Two-Minute Address Verification
Pull the registered address from the business licence.
Use the exact Chinese characters. Pinyin variants and rough translations will not match reliably on a map.
Search the address on Baidu Maps.
Search by Chinese characters, not by English. Look at the satellite view and the street view if available. Look for industrial-park buildings, factory rooftops and loading bays.
Check the registered city matches the claimed production city.
A 'factory in Dongguan' registered in Shenzhen is a yellow flag. Cities ten kilometres apart in the same industrial cluster are not a problem. Cities in different provinces are.
Look for the company name on the building.
On Baidu street view, factories often have their name painted on the gate or above the reception. An unmarked building in an industrial park is informative. A marked building in a residential tower is decisive.
Cross-check the surrounding area.
If the immediate area is full of similar factories, you are in an industrial cluster. If it is full of apartment buildings and convenience stores, you are not.
If the order is large, send a local visitor.
A Yiwu-based agent can be at the address in a few hours for Zhejiang and the Yangtze River Delta. The visit is the final signal.
What Real and Fake Factory Addresses Look Like on a Map
Case: The Address That Looked Right Until the Map Opened
A buyer was sourcing a small injection-moulded consumer item and asked us to verify a Shenzhen-listed supplier. The licence was clean, the SAMR registry was active, the supplier had been on Alibaba for six years with a Verified Supplier badge.
We pulled the registered address and opened Baidu Maps. The pin landed in the middle of a residential compound in Bao'an district. Surrounding buildings were apartment towers. Street view showed a convenience store on the ground floor, a kindergarten two doors down and no industrial feature anywhere on the block.
We telephoned the registered legal representative. The number rang through to voicemail at a personal mobile. We sent a Yiwu-based colleague to the address the next morning. The building did have a small office on the seventh floor, but the office had no factory, no machines and no goods.
What If the Map Shows the Right Area but Not the Right Building?
Industrial parks in China often host dozens of similar-looking buildings. The pin on the map may land on the park but not on the specific building. That is the moment to ask the supplier for a video walk from the building entrance to the workshop floor, naming the building and the floor number. A real factory does this without hesitation.
If the supplier refuses or sends a pre-recorded clip, the address check has done its job - it surfaced the question that would otherwise have been hidden.
When a Physical Visit Is Worth the Time
For orders above roughly $10,000, an in-person visit is the final confirmation. A Yiwu-based agent can reach most of the Yangtze River Delta industrial cluster within a few hours by car or high-speed rail. The cost of the visit is trivial compared to the cost of the order. The visit produces evidence that no remote check can match: the workshop floor, the workers, the tool room, the QC bench, the company name on the gate.
For orders below $10,000, a video walk combined with a pre-production sample usually gives enough signal. The address check still matters - it is the cheapest way to remove the obviously fake factories from the candidate list.
